Sobha One Residences Maintenance Charges
The maintenance charges at Sobha One Residences are based on the Super Built-Up Area (SBA) of each apartment. Since the project has large towers with up to 54 floors, these charges help manage many services in the community.
The fee covers lift service, 24/7 security, and cleaning of common areas. It also covers the care of parks and green spaces, which make up 65% of the project area.

At the time of possession, Sobha also collects a one-time advance maintenance fee of ₹70–₹75 per sq. ft. The advance maintenance fee is collected to cover the first year's maintenance and facility management costs in the project.
Maintenance Breakdown
- Building Maintenance (₹3,500): Covers regular maintenance and small repairs of the apartment towers and building structure.
- Common Area and Parking (₹1,000): Used for the maintenance of common areas and basement parking spaces.
- Reserve Fund / Sinking Fund (₹450): A separate fund is kept for major repairs or big maintenance work in the future.
- Common Area Electricity (₹1,200): Pays electricity bills for lifts, corridors, lobbies, and street lights.
- Waste Collection and Sanitation (₹200): Used for garbage collection and keeping the community clean.
- Power Backup / DG Generator (₹500): Used for the maintenance of diesel generators that provide backup power.
- Water for Common Areas (₹550): Covers water used for gardens and cleaning in shared areas.
- Cleaning and Housekeeping (₹500): Pays staff who clean and maintain the towers and common areas.

- Amenities Maintenance: Maintenance of facilities like the 50-meter swimming pool, eco pond, clubhouse, and sports courts, such as cricket and tennis.
- Security Services: Payment for 24/7 security staff, CCTV cameras, and solar-powered fencing to keep the community safe.
- Technical Services: Regular service of high-speed lifts, sewage treatment plants (STP), and water treatment plants (WTP).
- Green Area Maintenance: Care and maintenance of parks, gardens, and green spaces, which cover 65% of the project area.
- Power Backup and Utilities: Maintenance of power backup systems and DG generators used for common areas.
