The Sobha One Residences price for Phase 1 in Hoskote, Bangalore starts from ₹80 Lakhs for a 1 BHK and goes up to ₹3.9 Crores for a 4 BHK Grande apartment.

The current pre-launch price is ₹12,000 per sq. ft. This price is available before the official launch on 20 May 2026. After the launch, the price is expected to increase to ₹13,500 per sq. ft.

The total cost of a Sobha One Residences home includes the base price and additional charges of 13–15%. These charges include 5% GST, 5.6% Stamp Duty, and 2% Registration fee.

As of March 2026, Sobha One Residences is in the pre-launch stage. The project is part of the 300-acre Sobha World City township in Hoskote, East Bangalore.

The project will have tall towers with up to 54 floors. The starting price is ₹11,500 to ₹12,600 per sq. ft. during the pre-launch phase.

The prices below include the base price, GST, and possession charges. However, stamp duty and registration charges are not included in these prices.

Sobha One Residences Cost Breakdown

The Sobha One Residences cost sheet clearly shows all the charges involved in buying an apartment in the 300-acre Sobha World City township in Hoskote. The project is currently in the pre-launch stage (2026), with a starting price of ₹12,000 per sq. ft.

The total cost of an apartment includes the following components:

  • Agreement Value:Agreement value means the total price of the apartment unit based on the Super Built-up Area (SBA), along with one dedicated car parking space.
  • Floor Rise Charges:Apartments on higher floors have additional charges. The floor rise charge ranges from ₹40 to ₹70 per sq. ft. for each floor, starting from the 2nd floor up to the 54th floor.
  • Premium Location Charges (PLC):Premium Location Charges apply to apartments with special views or better positions inside the project, such as lake-facing or garden-facing units.
  • Clubhouse and Amenities Charges:Clubhouse and amenities charges are one-time payments for using the 75,000 sq. ft. luxury clubhouse and shared facilities such as the gym, pool, sports areas, and recreation spaces.
  • Infrastructure Charges (IDC):These charges cover basic utilities and services such as BESCOM electricity connection, BWSSB water supply, and DG power backup.
  • Statutory Government Charges:Government charges include 5% GST for under-construction property, 5.6% stamp duty, and 2% property registration charges.

Based Payment Plan (10:10:80)

  • Booking Amount (EOI):Buyers can reserve an apartment by paying an Expression of Interest (EOI) amount between ₹4 Lakhs for a 1 BHK and ₹15 Lakhs for a 4 BHK during the pre-launch stage.
  • Sale Agreement Payment:10% of the total apartment cost must be paid within 30 days after the unit allotment, and the EOI amount will be adjusted in this payment.
  • Construction Stage Payments:80% of the apartment value is collected in stages during construction, 5% at each construction milestone as the 54-floor towers progress.
  • Possession Payment:The final 10% of the apartment cost and maintenance deposits are paid at the time of handover, which is planned for 2030.
