What Exactly Is the Peripheral Ring Road?


The Peripheral Ring Road, also called the Bengaluru Business Corridor, is an 8-lane expressway. It spans about 73.5 km around the city's outer edges. The Bangalore Development Authority is building this road. Once complete, it will bypass the busy Outer Ring Road entirely.

This alignment is from the Tumakuru Road in the vicinity of BIEC in the counterclockwise direction. This includes Hessaraghatta Road, Doddaballapur Road, and Ballari Road. Thereafter, it goes through Hennur Road, Old Madras Road, and Hoskote Road. After that, the road reaches Sarjapur Road up to Hosur Road.

Together with the existing NICE Road, this will form a 116 km ring around Bengaluru. This creates a complete outer bypass loop for the city.

Hoskote falls directly along this planned route. The road passes through Old Madras Road and Hoskote Road on its way east. This puts Sobha One World's location right along a major upcoming growth corridor. Areas covered by PRR include Yelahanka, Doddagubbi, Hoskote, and Anekal.

The route was developed with the aim of deterring the movement of big trucks as well as interstate traffic around the ORR. This will help to reduce congestion on the Old Madras Road. It is estimated that PRR will be able to reduce peripheral traffic by 40%.

Current Construction Status in 2026


The PRR project has moved from planning into implementation this year. In 2026, the PRR project released tenders for the first construction package. The initial stretch of the PRR project spans 19.8 km. The PRR project connects Tumakuru Road near Madavara to Airport Road at Bagalur Cross.

Construction is expected to speed up through 2026 after the PRR project issued tenders in October 2025. Land acquisition remains a factor in the PRR project's timeline. The PRR project requires 2,560 acres across nine hundred plus hectares of land.

By 2026, over 600 landowners had already agreed to compensation for the PRR project. Options offered by the PRR project include cash payments at two to three times the guidance value. Landowners can also choose Transferable Development Rights twice their land value. Some landowners are opting for a Floor Area Ratio on their remaining plots instead.

Expected Completion Timeline


The first phase of PRR-1 targets completion by mid-2027. The full project aims for completion by December 2027. This covers the main 73 km stretch around the city. A second phase, called PRR-2, is still in the detailed planning stage. This will eventually cover the southern and western parts of Bangalore.
