Buying a home is one of the biggest choices you will ever make. To protect your money, the government created RERA. This stands for Real Estate Regulatory Authority. This system ensures full transparency for property buyers. Let's see how RERA verification works. We'll use Sobha One World as our example.

Understanding the RERA Status of Sobha One World

Sobha One World is a premium township in Hoskote, Bengaluru Rural. The local planning body approved the building plan on 07 May 2026. The approval number is STRRPA/TP/CC/652/2025-26/318.

After this, Karnataka RERA gave its official approval on 08 May 2026. The developer, Sobha Limited, registered the township officially. It goes by the name "One Residences at Sobha One World."

To ensure steady progress, the builder split the 48-acre project into 6 phases. Across these phases, there are 14 tower wings. These wings house a total of 3,484 apartments.

Each phase has its own registration number. Each also has its own completion deadline. Buyers can track these details on the state portal.

How to Verify Any Project RERA Status Online

Checking a property's legal status takes just a few minutes. You can do this easily from your home.

  • Open the Official Portal: Open your browser and go to rera.karnataka.gov.in.
  • Locate the Project Search: Select "Registered Projects" from the main menu.
  • Input the Project Name: Type "One Residences at Sobha One World" in the search box. For other properties, type their exact marketing name.
  • Review the Legal Documents: Click on the phase that matches your chosen tower.

The system will show you the promoter details right away. It will also show total unit counts and carpet areas. The official validity dates appear too. Each certificate has a digital signature and QR code. You can easily scan this code to verify the paperwork instantly.

What RERA Approval Means for Your Investment?

A valid RERA registration changes how your purchase works. It gives you three protections for your money.

1. Standard Carpet Area Pricing

Under these rules developers can't charge based on a super built-up area". They must price based on carpet area. This is the usable space inside your home. It includes walls but excludes balconies and pillars.

At Sobha One World the base rate is ₹14,720 per sq. Ft. Of carpet area. This clear system means you pay for real space. For example a 2 BHK Luxe unit spans 1,063 sq. Ft. Its base price starts at around ₹1.56 Crores.

2. Secure Escrow Account System

The law says builders must deposit 70% of all buyer payments into a bank account. This money stays locked away. It can only fund land costs and construction bills for this project. The builder can't use your money for projects. This ensures honest development.

3. Five-Year Defect Liability Cover

Your protection continues even after you get your keys. The builder must offer a 5-year defect cover from handover. If any structural issues appear in these five years you can file a written complaint. The builder must fix these issues within 30 days. This comes at no cost to you.

Your Legal Rights and Redressal Options

RERA gives you rights throughout the construction process. Builders must upload progress updates regularly. Site photos and financial reports go on the portal. This lets you track the construction progress closely. You can also verify infrastructure details like water supply sources.

Importantly the builder must meet the final possession dates. These range from July 2032 to September 2033. If the builder delays beyond your deadline you get two options.

  • Exit and Claim a Refund: You can leave the project. Ask for a full refund. The builder must return your money with interest. This interest follows the SBI Benchmark MCLR rate plus 2% extra.
  • Claim Monthly Interest: If you'd rather wait for your home you can stay invested. The builder must pay you interest on the amount you paid. This continues until they hand over the property.

If you face issues you can file a complaint. Use the "Complaint Filing" portal on the RERA website. You'll need your allotment letter and phase registration number.

Conclusion

Checking RERA details is the important step before buying a home. A few minutes on the state portal gives you clarity. It also protects your earned investment. With all six phases approved and strong buyer protections, Sobha One World offers a safe legal path to owning a luxury home.
