Taking the handover of your new Sobha flat requires strict paperwork and a physical inspection of the empty house.   • Check every single floor tile for hollow sounds or bad grout lines.
  • Open all the bathroom taps and flush the toilets to check the water pressure.
  • Look closely at the window frames to make sure no gaps let outside rain inside.
  • Open all the kitchen cabinets to see if the hinges close smoothly.

If you find bad paint or broken glass, the site manager writes it down on an official form. The Sobha repair crew usually takes 15 to 20 days to fix these small issues.

Getting Your Legal Documents

Once the repair crew finishes your snag list, you sign the final acceptance form. Sobha then hands you a thick folder holding your property documents. You get the official possession letter and your exact basement car parking allotment letter. They also give you the No Objection Certificates (NOC) for your new electricity and water meters. After you sign these papers, they hand over the keys and your interior workers can finally enter the flat.
