Sobha One Residences Phase 3 Project Schedule

The Phase 3 schedule is divided into three parts: sub-structure, super-structure, and finishing works.

Sub-structure work covers the early ground work, including earthwork, foundation, plinth, and parking floor work below ground level. This is the base stage of the project.

Super-structure work is where the tower frame and walls come up. It includes RCC or MS frame work, masonry, plastering, doors, windows, basic electrical, water, sanitary, flooring, railings, and grills.

Finishing works come later and cover painting, fire safety, weatherproofing, elevation, and internal and external landscape work. These works give the phase its final usable form.

The sub-structure schedule start with earthwork on 1 October 2026. The base-related work then continues through foundation, plinth, and basement parking floor activity.

Earthwork and leveling run from October 2026 to April 2028. This is the starting point of the Phase 3 site work.

The foundation and plinth work are planned in the same window, from 15 November 2026 to 22 June 2028. This keeps the main base work aligned before the tower frame moves ahead.

Basement parking floor work starts in January 2027 and continues until December 2028. Retaining wall work is not included in this Phase 3 schedule.

The super-structure stage is the main tower-building part of the schedule. It begins with the RCC or MS frame and then moves into wall work, plastering, joinery, services, flooring, railings, and grills.

The RCC or MS framed structure is planned from 13 June 2027 to 28 April 2031. This is the main tower frame and one of the longest parts of the Phase 3 schedule.

Masonry begins in April 2028, followed by plastering in May 2028. Doors, windows, and ventilator work come in from June 2028.

Basic water supply, sanitary, and electrical work are planned from August 2028. Flooring, dadoing, skirting, and tile work follow from October 2028. Railing and grill fixing move in later, from April 2029.

Finishing work gives the towers their final look and usable condition. This stage also includes safety, weather protection, elevation, and outside development.

The finishing stage begins in May 2029 with electrical, water supply, and sanitary finishing. Painting starts in July 2029, while fire safety work begins in August 2029.

Weatherproofing is planned from September 2029, followed by elevation work from October 2029. The final listed activity is internal, external, and landscape work, which runs up to 30 September 2033.

Wardrobe, showcase, kitchen cabinet, and puja work are not part of this project schedule.

Sobha One Residences Phase 3 starts with earthwork on 1 October 2026. Foundation work begins on 15 November 2026, and basement parking floor work starts on 14 January 2027.

The main tower frame starts on 13 June 2027. Masonry, plastering, doors, windows, services, and flooring enter the schedule during 2028.

Finishing works begin in May 2029. Painting, fire safety, weatherproofing, elevation, and landscape work continue in later stages. The last listed work closes on 30 September 2033.

The Sobha One Residences Phase 3 Project Schedule gives buyers a clear idea of how this phase is planned over the years. It does not depend on one final date alone. It shows the work flow from land preparation to final landscaping.

The schedule also helps buyers understand why high-rise projects take time. The main structure, services, and finishing works overlap across different years, which is normal for a large tower phase.
